Conditional inventory, typically misaligned by 3–7% or requiring some level of updating, remains active for 30 to 90 days and trades through negotiation.

Stagnant inventory, particularly properties competing directly with newer product at The Laurel or established residences at 10 Rittenhouse Square without clear differentiation, extends beyond 90 days and requires material repositioning.

Buyers are not reacting to availability—they are selecting within clearly defined tiers, and only the top tier is driving transactions.
