Do not assume the best properties sold in the spring.
Fall can bring some of the most interesting opportunities of the year—new listings, properties returning with adjusted expectations, and sellers who are more ready to make a deal.
Days on market can also create leverage.
Sometimes the issue was price. Sometimes timing. Sometimes presentation.
But when the right Rittenhouse Square luxury condominium or Philadelphia luxury home comes to market and is priced correctly, hesitation can cost you.

September brings a new audience.
Buyers who spent the summer traveling, waiting or watching the market are back—and many are more focused than they were a few months ago.
But they are selective.

And really—wouldn’t it be nice to be settled into your new home by the holidays, or raising a glass there as 2027 begins?
